- Minor renovation work and activities prior to the sale of a house or flat:
Repaint the property (if signs of heavy use are already visible) - Dirty windows and light switches should be cleaned
- Any water damage should be repaired before viewings - many customers cancel due to existing water damage
- Dispose of furniture that is already very old (unless it is valuable), including old built-in furniture

Tip 2: Compile all the documents required for the sale
These are different for house and flat sales:
- Floor plan of the house/apartment (copy of the submission plan, zoning plan)
- Energy certificate
- Municipal/operating cost estimate
- Comparison of electricity and heating costs
- Further documents depending on the individual case
Tip 3: For divorces or separations
You no longer trust your ex-partner and still want to get the best out of the sale? In this case, a real estate agent is usually unavoidable, as they take a neutral position. Often one of the couple still lives in the house or flat and the other often feels disadvantaged as a result.
Both sides are looked after independently of each other and kept informed of the procedure for the sale. The signing of the purchase contract and the handover of the house or flat can also often be carried out separately in order to prevent any disputes from escalating. Do you know how much your house/flat is really worth? Not the value that the neighbours say or what you have heard! This is often just talk. What is important is what has actually been achieved in recent house or flat sales in your area. There are special (chargeable) tools where these comparative values can be queried.
