
If you want to sell or rent a flat or house in Austria, you cannot avoid the energy performance certificate. It is required by law and must be no more than ten years old at the time of the transaction. This certificate shows at a glance how energy-efficient a building is and what running costs can be expected - similar to the well-known "sticker" for electrical appliances.

You cannot "avoid" the energy performance certificate. Anyone who fails to present a valid certificate at the time of sale not only risks a fine, but must also expect that the buyer will commission the energy certificate at the seller's expense - before the purchase contract is signed. Banks also generally require an up-to-date energy performance certificate when financing a loan so that they can assess the energy efficiency of the property. Without this certificate, financing can be considerably delayed for buyers.
In most cases, the property management company provides the current certificate for owner-occupied flats. Anyone selling a detached house or terraced house, on the other hand, must ensure that a valid certificate is available themselves.
