It is required by law and must be no more than ten years old at the time of the transaction. This certificate shows at a glance how energy-efficient a building is and what running costs can be expected - similar to the well-known \"sticker\" for electrical appliances.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-2000bac5 elementor-widget elementor-widget-text-editor\" data-id=\"2000bac5\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<h2>Important to know:<\/h2><p>You cannot \"avoid\" the energy performance certificate. Anyone who fails to present a valid certificate at the time of sale not only risks a fine, but must also expect that the buyer will commission the energy certificate at the seller's expense - before the purchase contract is signed. Banks also generally require an up-to-date energy performance certificate when financing a loan so that they can assess the energy efficiency of the property. Without this certificate, financing can be considerably delayed for buyers.<\/p><p>In most cases, the property management company provides the current certificate for owner-occupied flats. Anyone selling a detached house or terraced house, on the other hand, must ensure that a valid certificate is available themselves.<\/p><h3>The effort involved is limited:<\/h3><p>For example, we work with a reliable partner who will issue a new energy performance certificate for around 400 euros plus VAT. This investment is worthwhile in any case, as buyers today pay much more attention to energy consumption than they did a few years ago.<\/p><p>A good energy rating can also be a real selling point:<br \/>It creates trust, signals modernity and often has a positive effect on the achievable price. Anyone who has already modernised their home - for example with new windows, better insulation or a heat pump - should definitely have the certificate updated so that these improvements are visible.<\/p><h3>Our tip:<\/h3><p>Check in good time before the sale when your current certificate was issued and allow enough time for a renewal.
