Rapid determination of the realistic market value
The market value depends on various factors: Age of the property, location, infrastructure, floor, condition, size, fittings, layout and number of rooms, plot size and shape, neighbourhood, etc. In other words: How much is your property currently in demand?
There are basically 2 valuation methods for determining the realistic market value:
- the asset value method, which is mainly used for privately owned or owner-occupied properties, or
- the income capitalisation approach, which is usually used for rented properties.
In addition, I also use the "comparison variant", whereby the sales prices actually achieved (according to the purchase contract) are compared in the neighbourhood (subject to a fee).
We compare all these comparative prices and use an average value. As a result, you will receive a realistic sales price from us, which will be realised in any case. The initial consultation with tips and tricks is free of charge - as is our cost assessment (when the sale is commissioned).

All-round carefree package
We look after you personally from the moment you contact us to the handover of your property. This means that we offer you an "all-round carefree package" with at least the following contents:
- We take care of the most important re-registration tasks when you hand over your new apartment/house.
- Does your property need to be cleared? We can do this quickly and cheaply. (This is often an advantage, especially for estates).
- Are you buying an investment flat? We take over the letting free of commission (for the landlord) as well as
- and are also available to answer questions afterwards.

Property sales - assistance with divorces and separations
Separations/divorces are usually associated with pain, grief and anger. In this case, an impartial person is highly advisable when selling your property.
Due to our Mediator training we are very familiar with disputes in this situation and are happy to act as a buffer and mediator between the selling parties. Both sides are informed separately and simultaneously by us about the sales status.
Even the signing of the contract and the handover of the house/flat can be carried out separately, so that you do not have to have any direct contact with your former partner (if this is what you want).

Property sales from estates
In the case of estates, if there are several heirs (3 or more persons), it is important to have a contact person (with authorisation from the other heirs). Inherited houses/flats often need to be cleared before they are sold, which takes a lot of time and hard work. We are happy to do this for you at a reasonable price!

House and flat clearances
An empty property is much easier to sell than a property that is furnished with personal fixtures and fittings. The prospective buyer is distracted by the personal belongings in a property. It is therefore important to have the property cleared before selling (except for fixed fixtures, bathroom, WC and kitchen).
